Project Overview
This project focused on constructing a large custom home addition and breezeway renovation in Mount Airy, NC designed to expand the home’s living space while blending seamlessly with the existing structure. The homeowners wanted a fully integrated addition that would feel original to the home while significantly improving interior square footage, functionality, and long-term comfort.
The project included construction of a new 30-foot by 26-foot framed room addition totaling approximately 780 square feet. The addition featured 9-foot ceilings, a new roof system tied directly into the existing home, multiple new windows for increased natural light, a sliding glass door, upgraded insulation, drywall preparation, flooring installation, recessed lighting, and complete exterior finishing.
Additional improvements included a breezeway renovation, new CertainTeed Landmark dimensional roofing, Royal Crest vinyl siding, seamless gutters, upgraded electrical systems, under-floor lighting, and custom trim details throughout the new living space.
The completed addition was designed to integrate naturally with the existing architecture while creating a larger, brighter, and more functional living environment for the homeowners.
The Challenge
The homeowners needed additional living space without sacrificing the visual consistency of the existing home. One of the primary challenges involved designing a large-scale addition that would blend naturally into the rooflines, siding, soffit dimensions, and overall architectural appearance of the original structure.
Because the project required extensive framing, roofing integration, insulation, electrical work, and exterior finishing, careful coordination between multiple phases of construction was necessary to maintain structural integrity and consistent workmanship throughout the project.
The addition also required significant natural light and functional flow while maintaining energy efficiency and long-term durability. Multiple window installations, proper insulation systems, ventilation, and integrated lighting all needed to work together within the newly expanded living area.
Another challenge involved ensuring the new breezeway and roof connections aligned properly with the existing home while maintaining a clean, finished appearance both inside and outside the structure.
The Solution
To create a seamless home expansion, we constructed a fully framed 780-square-foot room addition using pressure-treated structural framing and engineered support systems designed for long-term durability. The addition was elevated to provide proper clearance beneath the structure while maintaining alignment with the existing home.
The new addition included framed 8-foot walls, a 3/12 pitched roof system tied directly into the existing roofline, and collar tie framing to create a spacious 9-foot ceiling interior. Multiple new double-hung windows and a large sliding glass door were installed to maximize natural light and improve visibility throughout the space.
A complete roofing system was installed using CertainTeed Landmark dimensional shingles in Charcoal Black along with synthetic underlayment, ridge ventilation, starter shingles, and upgraded flashing systems for long-term weather protection.
To improve energy efficiency and comfort, insulation was installed throughout the walls, flooring, and ceiling systems. Drywall finishing, flooring preparation, trim installation, and paint preparation were completed throughout the interior space to create a clean and cohesive finished appearance.
Exterior upgrades included Royal Crest vinyl siding, white soffit and fascia finishes, seamless gutters, and detailed trim work designed to closely match the existing home. Electrical upgrades included recessed can lighting, dedicated closet lighting, multiple outlet installations, under-floor lighting, and separate switching systems for the breezeway and living areas.
The Result
The completed project successfully transformed the home by adding substantial new living space while maintaining the appearance and character of the original structure.
The new addition provides a bright, open, and highly functional interior space with improved natural lighting, upgraded energy efficiency, and expanded usability for the homeowners. The integrated breezeway and exterior finishes create a seamless transition between the original home and the new construction.
